Here are the details regarding the application stipulations for the Habitat Home Build. We REALLY want to reach as many veterans as we can, so we have a better chance of this home going to one of them:
First, the applicant must have lived or worked in Carroll or Haralson counties for a minimum of 12 months consecutively before applying. They are applying for a mortgage loan just as you would through bank financing, but it is a subsidized loan through West Ga Habitat for Humanity with no interest. There are both minimum income requirements and maximum income requirements based on 30-60% median household income and the cost of the home being less than 30% of the applicant's overall income. Last year the minimum gross income was $38,000. Debt-to-income ratio must be less than 43%. They cannot have any judgements or liens against them and if they have filed bankruptcy in the past five years, it must have been two years since discharge. The applications are distributed via email to everyone that has gone to the West Georgia Habitat for Humanity Homebuyer website and completed the contact form. I think the application process probably will open sometime late spring or early summer. We give 3-4 weeks for the applications and all supporting documentation to be submitted.
